What is Terrazzo tile?

Terrazzo is composed of marble chips and/or marble dust with a cement binder. It is available as finished individual tiles or as poured in place over a concrete slab and then ground to the polished finish. The presence of marble in the chips and/or dust means that the surface can dull down by etching from acidic liquids. To prevent this effect, it needs to have a sealer protecting it.

Terrazzo has always been dependent on being one of the most durable floor surfaces in the floor tile industry. Terrazzo is usually a poured surface; however, it is now available as a precut floor tile. It is mainly used for commercial applications and it is available in many colors. Sealing Terrazzo has been debated among us in the stone and tile industry for many years. Terrazzo is a mixture of marble and Portland cement mixed together. Marble chips are sprinkled on the surface so that a majority of the surface is marble, the marble part of its surface is almost non-absorbent; however the cement binder is very porous and absorbs stains easily. This is the part of the flooring which will cause you the most grief. In older floors this seems to be the biggest problem, however if you are having a new Terrazzo floor installed, our recommendation would be sealing your Terrazzo when it's first installed using penetrating sealant approved for Terrazzo. This sealant will be absorbed by the concrete pores, greatly reducing the absorption quality of the concrete.

Terrazzo is best sealed with a topical/surface sealer which protects it from both staining and traffic wear. However Terrazzo can also be sealed using a penetrating sealer and sacrificial wax combination or can be treated using our diamond pad polishing system.

Allow new grout to cure for 72 hours before applying the sealer.

Allow the sealer to penetrate and dry for the recommended amount of time. Drying time will vary with atmospheric conditions. However the surface should be touch dry within 60 - 90 minutes of application however it should not be opened to full traffic until totally cured which is normally 24 hours. Terrazzo sealer applied to concrete-based binding will dry more quickly than sealer applied over resin-based binding.

Terrazzo Tile Maintenance

Maintaining Terrazzo can be easy, as long as you know what cleaners are best and how to use them.

When cleaning Terrazzo we recommend using a neutral floor cleaner. Neutral meaning neautral pH or pH of 7 on the pH scale.

For daily cleaning, use a microfiber mop, with warm water and your neutral cleaner. Mop your floor and dry with dry mop.

When it comes to sealing Terrazzo tile and grout, we strive to help educate our customers on the best protection they can have, helping them save time and money in costly restoration costs down the road.

Pre Sealing Preparation

As with the application of any protective treatment, surface preparation is vital to the longevity of the protective coating. The following should be adhered to for long lasting protection:

  • Always ensure that the surface to be treated is totally free of soil, oils, wax, chemicals and loose material.
  • Always ensure that the surface is totally dry.
  • The sealer will not satisfactorily adhere and cure on a damp floor.
  • Never apply sealer in direct sunlight. The surface will dry too fast, and the sealer will not level nor cure correctly.

We always recommend neutral cleaners for all natural stone surfaces and that includes Terrazzo cleaning, that is because neutral cleaners are safe for all natural stone and tile and grout surfaces. The most important thing you need to know about cleaning Terrazzo is not to use strong chemicals.

Most surfaces are subject to deterioration and degradation of appearance through traffic, UV rays, moisture, rain, chemicals, and other impurities such as oil, gas, grease, acids and salt. This can easily result in common problems such as cracking, pitting, scaling, spalling, delamination, dusting, discolouration, efflorescence, salt damage, etc. Sealing offers excellent maintenance benefits when quality products are used such as Australia's Deepshield™ deep impregnating range of sealers. This depends on the type of sealer you decide to seal your tiles with. Topical sealers usually have a lifetime of around 3 years, while impregnating sealers have a lifetime of up to 15 years. On vertical surfaces impregnating sealers could last a lifetime, however, on heavy walkway areas or heavily used areas such as shower recesses, the areas should be checked more often and re-sealed if necessary. You can test how porous your surfaces are by applying a drop of water to the surface and watching how it is absorbed. You can then see how any type of water based stain can be absorbed by the surface.

Yes you can and it is recommended to seal your grout lines especially if they are a light colour, this will save you the likely cost of having to regrout your tiles only a few years after installation.

Whenever needed, and that depends on the type and quality of sealer used and the lifetime of the sealer.

Most sealers dry fairly quickly and are usually touch-dry after 4 hours. This is true of both penetrating and topical sealers. Penetrating sealers usually fully cure in 24 hours with topical sealers generally taking up to 48 hours to fully dry.

No, topical sealers create a membrane, film, or barrier that prevents the penetrating sealers from absorbing into the surface. Applying a penetrating sealer to a surface, requires any topical sealer to be removed prior to application.

The best way to keep your surfaces in good condition is to use a ph neutral cleaner followed by clean water for spills, otherwise a microfibre mop will get rid of dust.

You will know it's time to have your surfaces stripped, cleaned and sealed once they begin to appear dull or "matte" even after you have given them an efficient regular clean. If you notice that your surfaces are staining easily, it's a good indication that your previous sealer is wearing off and your floors will need to be resealed immediately to prevent permanent staining.

It depends on the type of sealer used and the amount of foot traffic the tiles are being exposed to. Australia's Deepshield™ range of deep impregnating water based sealer's offer long term benefits with Deepshield™ Gold lasting up to 15 years. Topical sealer's have a life expectancy of around 3 years. If you have a high amount of foot traffic or perhaps severe weather conditions you may experience a shorter lifetime. Sealing your surfaces may also depend on the surfaces condition. Once they start showing patchy areas and are staining easily then you should have them resealed.
