What Exactly Is A Sealer?

A sealer is a liquid applied to porous Natural Stone and other materials such as concrete and even stone to help prevent staining from water and/or oil based materials.

Why should i have my stone tiles sealed?

Sealing your stone tiles helps prevent & reduce staining. It provides a barrier for a short time to remove the staining product, and helps reduce the damage caused from the stain itself. Staining can still occur if the staining product is not removed from the stone. Sealing will help to achieve better results when cleaning your stone.

What type of sealer should i use on my stone tile?

There are so many sealers on the market today it can be confusing to know which sealer is the right one for your stone. Which one will work, Which one won't, Which sealer is the best one for your situation? And, how do they differ?

A sealer reduces the natural absorbency of a stone. A natural stone surface, once prepared and sealed correctly, can add a great deal of style to your property and give it a real feature relative to your desired look whether that is modern and contemporary or more traditional.

Options for the sealer finish

Topical Sealers can often come in a Glossy / Shiny finish, or a Matte finish with no shine.

Impregnating Sealers mainly only come in transparent matte finish with no shine, however some color enhancers are available that could darken the stone by up to 10% and may also give it a low sheen.

Types Of Sealers we use

At Tile Cleaners ®, we use two main types of sealers in terms of way of protection. One type of sealer sits on top of the stone and coats it. This type of sealer is called a Topical Sealer. The other type of sealer is absorbed into the stone and protects it from within. This type of sealer is called a Impregnating Sealer (also known as a Penetrating Sealer).

Topical Sealers

Sometimes a Topical Sealer is referred to as a Coating because this is exactly what it does, it coats the surface of your stone with a protective barrier. It's a layer or thin film sitting on top of your stone.

Topical sealers are either removable (stippable) or permanent. Removable coatings are designed to easily be stripped from the surface of stone and are usually water based. Most strippable coatings are NOT designed for stone, However nowdays there are high quality water based sealers available for stone.

Permanent Coatings are very difficult to remove and are usually NOT designed for stone either. It's important to ask an expert to determine which particular Topical Sealer is safe for use on your stone.

What will a topical sealer do? It will help prevent your stone from scuffing, scratching, staining, and marring, the sealer will scuff and scratch instead. The downfall, since the sealer is softer than your stone, it will scuff and scratch pretty easily. This means they are short lived and frequent reapplication is necessary.

Before reapplying, the old sealer needs to be removed and frequent stripping can damage your stone. If you don't remove the sealer before applying a new coat, eventually it will build up and cause your stone to have an unnatural wavy or plastic look. This is called stripping the sealer.

Bottom of the barrel topical sealers may turn your stone a yellowish color, especially when exposed to UV light. They can change the appearance of your stone and may react adversely to heat and acids.

Topical sealers are usually easy to apply and much less expensive than impregnating sealers. Some add additional shine to your stone and some even add slip resistant properties. But, the need to frequently strip and reapply, burnish, or buff should be taken into consideration as well as the location of your stone.

Impregnating Sealers

Impregnating sealers are safe for stone and recommended. They sit below the surface of your stone and deposit solid particles into the pores of your stone to coat the individual minerals below.

Even when the stone has been sealed before with an impregnating sealer, there is no need to strip the old sealer before reapplying, most aren't affected by UV light, and high quality sealers do not require frequent applications.

Impregnating sealers do not alter the slip ressitant properties of the stone, meaning that if the stone is not a slippery stone then it will stay non-slip as it is, making it the reccomended sealer for most cases where slipping may be a risk.

Impregnating sealers used by Tile Cleaners ® usually have a lifetime of up to 10 years. In areas where salt water is near, the lifetime of our sealer may be reduced to 8 years instead because salt reduces the lifetime of the product.

How Do Impregnating Sealers Work?

In an impregnator type sealer, the "active component" is either a natural or a synthetic resin. This resin is melted into a liquid solution with a mineral solvent or with water.

  • The sealer is absorbed by the stone.
  • The mineral solvent or water (this carries the resin into the stone) evaporates.
  • The resin is left behind, solidifies, and clogs the pores of the stone so that it cannot absorb anything else.

What Sets Impregnating Sealers Apart?

Is it a solvent or water based sealer?

A solvent based sealer is absorbed deeper into the stone but they have a very strong odor and are trickier to apply. There have been a few reports of solvent based sealers reacting negatively to stone that have a factory applied resin. It's always safest to test a scrap or small out of the way area first. Solvent carried impregnators are excellent water repellents but do not usually repell oil stains.

A water based sealer is easier to apply and safer to handle as well as safer for the environment.Water carried impregnators are excellent oil repellents as well as excellent water repellents.

Does it repel water, repel oil, or resist oil?

Not all sealers work the same. Some sealers just repel water. These are called Hydrophobic. A hydrophobic type sealer repels water based liquids such as coffee, soda, and tea.

Sealers that repel oil are called Oilophobic. An oilophobic type sealer repels oil based liquids such as cooking oil and grease AS WELL AS water based liquids.

An oilophobic sealer will always repel BOTH oil and water based chemicals whereas a hydrophobic sealer doesn't always repel oil based chemicals.

Some impregnators are oil resistant while others are oil repellent. Is there a difference? YES! Oil resistant sealers slow down the absorption of oil into the stone whereas an oil repellent sealer prevents oil from entering the stone.

Our impregnating water based sealers are usually Oilophobic, meaning that they repel both water and oil based chemicals.

Presealed stone

In most cases we will be able to chemically remove your existing floor finish (sealer) and treat any staining and marks that will have occurred due to the ineffectiveness of your floor seal. When we are satisfied that we have achieved the best results possible, preferably by returning the floor to its natural state, then we allow a sufficient drying time before applying the needed number of coats of our specialist floor stone seal depending on the type of the floor.

Types of Stone that can be sealed

All stone should be treated carefully during the installation process and should be sealed as they can easily be stained by a range of substances. The sealing can be completed after the stone have been laid or when construction is complete.

Limestone, Sandstone, Slate and pavers are common products which require maintenance. This maybe a top up seal or it may require all the existing sealer to be stripped, bringing back the natural beauty of the stone, then re sealed.

How often does the sealer on stone need to be applied?

Some stone sealers need to be applied every year, some every 3 to 5 years, and some may last up to 10 years or even longer. This will depend on the type of resin used and on the type of use the stone are intended for. The type of resin used is the most important factor because this resin is left behind to do the work.

Sealing the Grout Lines

Not all stone require sealing. But even for those stone than don't require sealing, you can and should always seal the grout lines.

Grout Sealers prevent spills from penetrating into the porous grout. Our impregnating penetrating water based grout sealer repels water and oil based liquids, prevents stains caused by most food and beverages and protects the grout from dirt and impurities.

Stripping and Sealing

While sealing your stone and grout means that they will be protected, is it important to keep in mind that this sealer may need to be removed and reapplied in the future depending on lifetime of the sealer used and the amount of traffic. This process is called stone stripping and sealing. It is sometimes recommended to strip and re-seal the surfaces to restore them to look like new.

  • Q: Does sealing make my stone or stone maintenance free?
  • A: Nothing is maintenance free! Sealing makes your surface easier to clean and harder to stain. Contaminants can sit on the surface longer, so you have more time to clean up before any staining occurs. On some unsealed stone, staining can start immediately. Think of your stone sealing product as a bottle of time. No stone sealing product will make a porous surface stain-proof, but will make it highly stain resistant. Using the correct stone cleaning products also makes a difference.

Stone Sealing Questions

  • Q: Why should you clean your stone surface?
  • A: Natural stone products contain dirt, residues, dust and grime in their pores. These pores need to be cleaned well before any sealant is applied to the surface of the stone. If dirt etc is trapped under the stone sealer sooner or later it will cause a milky white residue between the top of the stone and the underside of the sealer. The only way to remove this is to remove the stone sealer and clean.
  • Q: Why should you seal a stone surface and when?
  • A: All natural stone products will stain almost immediately after spilling anything on them. Sealing a stone surface will be effective against permanent damage but spills should still be cleaned up as quickly as possible. There are different sealing methods for different natural stone surfaces. Sandstone, Terracotta and Limestone must be sealed before the stone are laid and grouted. All are very porous and will soak up stained water from the adhesive, grout etc very quickly. Terracotta in particular is immensely porous and should be sealed front, back and sides before laying. Limestone is also particularly vulnerable and gloves should be worn when handling it as finger marks can stain the surface and will not necessarily show until its too late. Granite, Marble, Slate and Travertine are sealed on all edges and the top after being laid and grouted. These floors must be thoroughly cleaned prior to sealing.
  • Q: How often should you re-seal?
  • A: Sealing stone, when done properly, lasts from around 5 - 10 years, and some expensive types of sealer lasts between 15 years to a lifetime, and to reseal a natural stone floor special stone seal removers can be bought. A natural stone floor can keep its natural finish for a lifetime if looked after properly. To ensure that this is true make sure you use the right products for your natural stone floor.
  • Sealing other stone features. Aside from flooring surfaces you may find a great deal of other stone surfaces within a property such as stairs, tables, pilers and fireplaces. Fireplaces can be particularly susceptible to staining from carbon deposits (for open fires) and also UV damage. These surfaces should also be sealed to prevent staining and damage using the methods mentioned above.
  • Q: How can I tell if my stone surface is sealed?
  • A: There is a simple test that can be performed in order for you to check if your stone, concrete or tiled floor has been sealed correctly, this is called the water test. Pour a little water onto the surface and level out with your finger and observe. If the water is absorbed then your surface is in need of sealing as soon as possible. However, if the water turns into small balls and is repelled then your surface has been sealed.
  • Q: Will sealing my pavers or stone stop algae growing?
  • A: Sealing changes the characteristics of the stone or stone. It doesn't change the environment. If you have a damp shady backyard the stone sealing product can't change that. It reduces the porosity of the stone or stone and inhibits the growth and makes cleaning easier. In most cases it is worth considering.
  • Q: The stone supplier said to seal my porcelain but my tiler said not to - why?
  • A: The truth is porcelain is creating much confusion in the market place and many pages have been written to try to put all issues into perspective. The more questions you ask the more confused you will be. As a rule of thumb, textured and honed porcelain doesn't need to be sealed, but polished porcelain often does need to be. This is contrary to what may seem logical. The tiny pores that accept staining are created in the polishing process. A good penetrating sealer fills these pores and sets up good stain protection. The textured stone generally just need a good clean because of the rough surface. If you are not sure, do a stain test. Get a sample stone or an off-cut and try to stain it with the things common to that area. If it stains, there is a benefit to having the stone sealed.
  • Q: My polished marble/limestone/travertine is sealed but still has marks - why?
  • A: Penetrating stone sealing products protect the stone from staining. Often the ÒstainsÓ are not stains but are etches. These stones are acid-sensitive, and any acid will burn the polish and create a dull or frosty surface. A good example is red wine. On an unsealed stone you will get a red stain and an etch, but on a sealed stone you will only get the etch. Penetrating sealers sit below the surface of the stone and prevent the red wine acid penetrating deeply to set up a stain, but will allow the acid to burn the surface. Acid can be in many forms, as simple as fruit or wine and salad dressings, or in the bathroom, urine may do the damage. This damage can be repaired.
  • Q: What guarantee do you offer with stone sealing?
  • A: No guarantees are applicable to stone / grout sealing. Our Impregnating Water Based Sealers come with a life expectancy of up to 10 years depending on the quality of the stone, traffic levels, maintenance procedures and so forth. It is important to realise that a sealer is not an impenetrable - - it provides reaction time to deal with spills. An unsealed floor can stain immediately, whereas a sealed floor is stain resistant and can have a reaction time of up to 4-5 hours. A penetrating sealer sits just below the surface of the stone and prevents spills from penetrating and hence staining the stone. It will not prevent acid based spills (eg red wine, vinegar, urine, fruit juice etc) from etching / burning the surface of the stone, creating a dull or frosty appearance. Spills of this nature should be cleaned immediately to prevent permanent damage to the stone surface.
  • Q: What products do you use?
  • A: We use premium cleaners and sealers from leading industry suppliers as appropriate.
  • Q: How do I maintain my floors after they have been cleaned / sealed?
  • A: The technician who carries out your cleaning / sealing will be able to offer maintenance advice specific to your tiled area. As a general rule, we recommend the use of a mild cleaner (such as Spirit ÒNeutral CleanerÓ), at least weekly, to maintain you tiled floors. Tiles with a textured surface may benefit from the use of a doodlebug rather than a mop for a more effective clean. Avoid the use of harsh chemicals which will decrease the life expectancy of the sealers. Also, when mopping, make sure to change you water frequently, otherwise all you achieve is to spread dirty water around your floors!
  • Q: Will my floors look like new again?
  • A: If your grout (and stone if applicable) have NOT been sealed previously, it is possible that some staining, particularly in high traffic areas, may be permanent.
