Testimonials

I was about to sell my house, but was not happy with the tiles in the dining area. The tiles were white and shiny but the grout looked really dark and dirty. I already had a potential client; however the dark grout ruined the beauty of the room. I didn't have much time to fix the grout and decided to call Tile Cleaners as my real estate agency mentioned them. As my real estate agent said, Tile cleaners responded really quickly. They also pointed out that some of the grout was coming off in the hallway when they were there, which I had not even noticed. Thank you for fixing my problem so quickly. The house is sold now and I left your details with the new owner so they can keep the tiles in good condition.

Anna Rodwell, Tingalpa, QLD

I just got new tiles laid in my house that were very expensive. I needed to get them sealed but couldn't afford to pay much for it. On the other hand I didn't want to go for a company offering cheap and unreliably services. My boss recommended Tile Cleaners, saying that the company's prices were reasonable and that they offered quality service when he used them. I contacted them and ended up doing a booking with them. It is very pleasant to know that there are companies out there who actually care about providing very high quality services for affordable prices. I gave your contacts to my sister. Thank you for the job you did

Robert Williams, Norman Park, QLD

Thank you Tile Cleaners ® for dealing with the solvent sealer I had and resealing my hallway; I know it's a pain but you did a great job. I will definitely call you again as I need help with my tiles in the office.

Tile Cleaners® is Sydney's leading stone sealing specialist. Our services cover all suburbs within 100km drive from the CBD. We are your specialist service provider for stone sealing, stone restoration, and minor stone repairs. If you need advice on cleaning & sealing your old or brand new stone surfaces or need a professional to do it for you, then you have come to the right place.

All porous natural and man made tiles should be sealed. Sealing your stone will help prevent & reduce staining by keeping most stains suspended at the surface. Sealing provides protection against chemical attack, deterioration and contamination and also reduces the damage caused from the stain itself.

Natural stone is amongst the most durable materials for floor and wall coverings, also boasting some of the lowest abrasion values. For non-porous tiles you should usually only need to seal the grout lines with our specialised impregnating penetrating sealer.

All natural stone is porous to different degrees. To protect your stone an impregnating sealer should be applied which is similar to a topical sealer but doesn't create a film on top of the stone, instead it sits within the stones pores.

stone tile tumbled dark under staircase Sydney

The idea of using sealers on stone surface is to prevent water from penetrating the porous structure of the stone, which eventually leads to stains, cracks, weathering, and deterioration. Sealing your tiles and/or grout helps prevent & reduce staining by providing a barrier against stain carrying substances. Sealing is the first important step towards protecting your investment against stains.

Finally, to dispel what you might have read or heard about sealing artificial or man made stone tiles such as terracotta, these are in fact more porous than natural stone and will need frequent applications of stain inhibitors, sealers, resins and polishes.

What Exactly Is A Sealer?

A sealer is a liquid, or carrier containing a resin that is applied to porous natural stone or porous man made surfaces that helps prevent staining from water and/or oil based materials as well as help to achieve better results when cleaning your tiles

You can easily test how porous your surfaces are by applying a drop of water to the surface and watching how it is absorbed. You can then see how any type of water based stain can be absorbed by the surface.

Why should I have my stone tiles sealed?

A sealer reduces the natural absorbency of a stone. A natural stone surface once prepared and sealed correctly can add a great deal of style to your property and give it a real feature relative to your desired look whether that is modern and contemporary or more traditional.

natural stone tile abbey dark tumbled sample sealed Sydney

Sealing your tiles and/or grout helps prevent & reduce staining. It provides a barrier for a short time to remove the staining product and helps reduce the damage caused from the stain itself. Staining can still occur if the staining product is not removed from the tile.

What type of sealer should i use on my stone tile?

There are so many sealers on the market today and it can be confusing to know which sealer is the correct choice for your tile. Which one will work, which one won't, which sealer suits your situation and how they differ?

Types Of Sealers we use

Tile Cleaners® use two main types of sealer to protect your surfaces. One sealer is known as an Impregnating Sealer(Penetrating Sealer) which is absorbed into the tile protecting it from within and the other is known as a Topical Sealer which sits on top of(coats) the tile.

Tile Cleaners® are proud to be accredited applicators of Deepshield™ quality deep impregnating water based sealers which prolong the life of your surfaces by taking full advantage of recent advancements in nano-technology and fluoro-bond technology. Australian made Deepshield™ forms a bond with your surfaces that is stronger than any conventional mechanical or hydrogen bonding film forming sealers.

Tile Cleaners® technicians are experts at applying all types of sealer and will ensure your surfaces look their absolute best. Tile Cleaners® can apply a topical sealer when especially required to create either a high gloss, satin sheen or matte finish to your surfaces. Topical sealers can be helpful in situations where the old solvent based sealer can't be completely removed or when required to hide certain types of damage. Topical sealers typically have a life expectancy of around 3 years while impregnating sealers such as the Deepshield™ range of impregnating water based sealer's offer long term benefits lasting for up to 10 years while Deepshield™ Gold, based on the latest fluoro-bond technology will last for up to 15 years.

Deep Penetrating Impregnating Sealer

(Transparent Finish/Colour Enhancing Finish)

Impregnating sealers are safe for stone and highly recommended. These sealers sit below the surface of your tile and deposit solid particles into the pores of your stone coating the individual minerals below.

Even when the tile has been sealed before with an impregnating sealer there is no need to strip the old sealer(as with Topical Sealer) before reapplying, most aren't affected by UV light, and high quality penetrating sealers do not require frequent applications.

Impregnating sealers do not alter the slip resistant properties of the tile, meaning that if the tile is not a slippery tile then it will stay non-slip, making it the recommended sealer for most cases where slipping may be a risk.

Impregnating sealers used by Tile Cleaners® usually have a lifetime of up to 10 years. In areas where salt water is near, the lifetime of our sealer may be reduced to 8 years instead because salt can reduce the lifetime of the product.

How Do Impregnating Sealers Work?

In an impregnating sealer the “active component” is either a natural or a synthetic resin. This resin is melted into a liquid solution with a mineral solvent or with water.

Impregnating Sealer properties

  • Penetrates into the stone and attaches its protection to the cell walls within the pore structure. This allows for total vapour transmission through the stone.
  • Does not change the colour or sheen of the stone.
  • Does not need to be re-applied after each cleaning.
  • Because the sealer does not remain on the surface, the sealer coating will not scratch or scuff. Without a surface coating to wear off, the sealer does not require re-application as frequently as topical sealers.

What Sets Impregnating Sealers Apart?

Is it a solvent or water based sealer?

Solvent or water based sealer?

A solvent based sealer absorbs deep into the stone but emits a very strong odour and is trickier to apply. There have been a few reports of solvent based sealers reacting negatively to certain stones that have a factory applied resin. It's always safest to test a scrap or small inconspicuous area first. Solvent carried impregnators are excellent water repellents but do not usually repel oil stains.

A water based sealer is easier to apply and safer to handle as well as safer for the environment. Water carried impregnators are excellent oil repellents as well as excellent water repellents.

Does it repel water, repel oil, or resist oil?

Not all sealers work the same. Some sealers just repel water. These are called Hydrophobic. A hydrophobic type sealer repels water based liquids such as coffee, soft drink and tea.

Sealers that repel oil are called Oilophobic an oilophobic type sealer repels oil based liquids such as cooking oil and grease AS WELL AS water based liquids.

An oilophobic sealer will always repel BOTH oil and water based chemicals whereas a hydrophobic sealer doesn't always repel oil based chemicals.

Our impregnating water based sealers are Oilophobic, meaning that they repel both water and oil based chemicals.

Topical Sealer

(Gloss/Satin/Matte Finish)

Sometimes a Topical Sealer is referred to as a “coating” because this is exactly what it does, it coats the surface of your stone with a protective barrier. It's essentially a layer or thin film sitting on top of your stone.

Topical sealers are either removable(through stripping) or permanent. Removable coatings are designed to easily be stripped from the surface of stone and are usually water based. Most strippable coatings are NOT designed for natural stone, however nowadays there are high quality water based sealers also available for stone.

Permanent coatings are very difficult to remove and are usually NOT designed for stone either. It's important to ask an expert to determine which topical sealer is safe to use on your particular surface.

deepshield moisture

What will a topical sealer do?

It will help prevent your tile from scuffing, scratching and staining. The sealer will scuff and scratch instead. The downfall is since the sealer is softer than your stone it can scuff and scratch fairly easily, which means they are short lived and frequent reapplication is necessary.

Before reapplying, old topical sealer needs to be removed and frequent stripping can cause damage to your tile or stone. If you don't remove the sealer before applying a new coat, eventually these coatings will build up and cause your tile to have an unnatural wavy or plastic look. This is called "stripping" the sealer.

Bottom of the barrel topical sealers can cause your tile to turn a yellowish colour, especially when exposed to UV light. They can change the appearance of your tile and may react adversely to heat and acids.

Topical sealers are usually easy to apply and much less expensive than impregnating sealers. Some add additional shine to your tile and some even add slip resistant properties. But the need to frequently strip and reapply, or buff should be taken into consideration as well as the location of your tile.

Tile Cleaners® technicians apply the highest quality water based sealers providing the highest level of protection.

Pre-sealed stone

In most cases we will be able to chemically remove your existing floor finish(sealer) and treat any staining and marks that will have occurred due to the ineffectiveness of your floor seal. When we are satisfied that we have achieved the best results possible, preferably by returning the floor to its natural state, then we allow a sufficient drying time before applying the needed number of coats of our specialist floor tile seal depending on the type of the floor.

Types of Stone that can be sealed

All stone should be treated carefully during the installation process and should be sealed as they can easily be stained by a range of substances. The sealing can be completed after the stone have been laid or when construction is complete.

Limestone, Sandstone, Slate and pavers are common products which require maintenance. This maybe a top up seal or it may require all the existing sealer to be stripped, bringing back the natural beauty of the stone, then re sealed.

Tile Cleaners ® provide their customers with excellent value for money stone care and maintenance services. We only use quality products which will enhance and protect your quality stone.

How often does the sealer on stone need to be applied?

Some stone sealers need to be applied every year, some every 3- 5 years, and penetrating sealers may last up to 15 years or even longer. This will depend on the type of resin used and on the type of use the tiles are intended for. The resin used is the most important factor because this resin is left behind to do the work.

Sealing the Grout Lines

Not all stone requires sealing, but even for those stone tiles than don't require sealing you can and should always seal the grout lines.

Grout Sealers prevent spills from penetrating into the porous grout. Our impregnating penetrating water based grout sealer repels water and oil based liquids, prevents stains caused by food and beverages and protects the grout from dirt and impurities.

After cleaning your grout it is recommended to apply an impregnating water based sealer specifically designed for grout that creates resistance to spills and stains. This also results in your grout becoming much easier clean in the future and makes your grout look cleaner for longer. There are different sealers for grout with varying qualities and prices. Check our website for advice on sealing your type of tile & grout or call us and our knowledgeable customer service can help you with all your enquiries.

The extra layer of protection from sealing the grout can be applied to grout in kitchens, shops, swimming pool surrounds & showrooms and most other areas in your home or business.

Stripping and Sealing

While sealing your stone and grout means that they will be protected, is it important to keep in mind that the previously applied sealer may need to be removed and reapplied in future depending on the quality of the sealer applied to your stone and the amount of traffic. This process is called tile stripping and sealing, which involves stripping, scrubbing and cleaning to remove old sealant and its residue and restoring the original appearance of the tiles. We can strip and reseal any hard surface flooring as well as wall tiles.

Travertine Tile Swimming Pool Sealed

No matter where your stone tiles are, Sydney's Tile Cleaners® technicians will strip, clean and professionally reseal them for you, in your kitchen, shower, bathroom, around the swimming pool, your backyard, outdoors or any hard to reach indoor areas.

Grout Recolouring

A variety of colours are available and an added advantage of grout recolouring is that the product we use also doubles as the highest quality sealer available allowing much easier cleaning of the grout in the future.

Maintaining the Appearance of Stone Tiles after Sealing

The best time to seal stone and/or grout lines is immediately after installation, but if not done initially it is still extremely beneficial to seal stone surfaces immediately once they have been professional cleaned by Tile Cleaners® technicians.

After any sealing, we provide each customer with a simple stone maintenance program and recommend a cleaning product to suit your requirements.

Sealing of grout and porous stone(such as marble, granite, travertine, limestone, sandstone, slate etc.) is necessary to protect them from premature decay and contamination. Even very old stone tiles and grout can be cleaned and resealed to give them back a new lease on life!

Sealing your porous stone and grout provides you with time to deal with spills. Unsealed stone can stain immediately, whereas a sealed stone floor is stain resistant with a reaction time of up to 4-5 hours.

Tile Cleaners® are your specialist service provider for stone sealing, grout sealing and tile, stone and grout sealing as well as stone restoration and minor stone tile repairs. Our services cover all suburbs within 60 minutes of the CBD.

Frequently Asked Questions

Natural stone products contain dirt, residues, dust and grime in their pores. These pores need to be cleaned well before any sealant is applied to the surface of the stone. If dirt etc is trapped under the stone sealer sooner or later it will cause a milky white residue between the top of the stone and the underside of the sealer. The only way to remove this is to remove the stone sealer and clean.

All natural stone products will stain almost immediately after spilling anything on them. Sealing a stone surface will be effective against permanent damage but spills should still be cleaned up as quickly as possible. There are different sealing methods for different natural stone surfaces. Sandstone, Terracotta and Limestone must be sealed before the stone are laid and grouted. All are very porous and will soak up stained water from the adhesive, grout etc very quickly. Terracotta in particular is immensely porous and should be sealed front, back and sides before laying. Limestone is also particularly vulnerable and gloves should be worn when handling it as finger marks can stain the surface and will not necessarily show until its too late. Granite, Marble, Slate and Travertine are sealed on all edges and the top after being laid and grouted. These floors must be thoroughly cleaned prior to sealing.

Sealing stone, when done properly, lasts from around 5 - 10 years, and some expensive types of sealer lasts between 15 years to a lifetime, and to reseal a natural stone floor special stone seal removers can be bought. A natural stone floor can keep its natural finish for a lifetime if looked after properly. To ensure that this is true make sure you use the right products for your natural stone floor. Sealing other stone features. Aside from flooring surfaces you may find a great deal of other stone surfaces within a property such as stairs, tables, pilers and fireplaces. Fireplaces can be particularly susceptible to staining from carbon deposits (for open fires) and also UV damage. These surfaces should also be sealed to prevent staining and damage using the methods mentioned above.

There is a simple test that can be performed in order for you to check if your stone, concrete or tiled floor has been sealed correctly, this is called the water test. Pour a little water onto the surface and level out with your finger and observe. If the water is absorbed then your surface is in need of sealing as soon as possible. However, if the water turns into small balls and is repelled then your surface has been sealed.

Sealing changes the characteristics of the stone or stone. It doesn't change the environment. If you have a damp shady backyard the stone sealing product can't change that. It reduces the porosity of the stone or stone and inhibits the growth and makes cleaning easier. In most cases it is worth considering.

The truth is porcelain is creating much confusion in the market place and many pages have been written to try to put all issues into perspective. The more questions you ask the more confused you will be. As a rule of thumb, textured and honed porcelain doesn't need to be sealed, but polished porcelain often does need to be. This is contrary to what may seem logical. The tiny pores that accept staining are created in the polishing process. A good penetrating sealer fills these pores and sets up good stain protection. The textured stone generally just need a good clean because of the rough surface. If you are not sure, do a stain test. Get a sample stone or an off-cut and try to stain it with the things common to that area. If it stains, there is a benefit to having the stone sealed.

Penetrating stone sealing products protect the stone from staining. Often the stains are not stains but are etches. These stones are acid-sensitive, and any acid will burn the polish and create a dull or frosty surface. A good example is red wine. On an unsealed stone you will get a red stain and an etch, but on a sealed stone you will only get the etch. Penetrating sealers sit below the surface of the stone and prevent the red wine acid penetrating deeply to set up a stain, but will allow the acid to burn the surface. Acid can be in many forms, as simple as fruit or wine and salad dressings, or in the bathroom, urine may do the damage. This damage can be repaired.

No guarantees are applicable to stone / grout sealing. Our Impregnating Water Based Sealers come with a life expectancy of up to 10 years depending on the quality of the stone, traffic levels, maintenance procedures and so forth. It is important to realise that a sealer is not an impenetrable - - it provides reaction time to deal with spills. An unsealed floor can stain immediately, whereas a sealed floor is stain resistant and can have a reaction time of up to 4-5 hours. A penetrating sealer sits just below the surface of the stone and prevents spills from penetrating and hence staining the stone. It will not prevent acid based spills (eg red wine, vinegar, urine, fruit juice etc) from etching / burning the surface of the stone, creating a dull or frosty appearance. Spills of this nature should be cleaned immediately to prevent permanent damage to the stone surface.

We use premium cleaners and sealers from leading industry suppliers as appropriate.

The technician who carries out your cleaning / sealing will be able to offer maintenance advice specific to your tiled area. As a general rule, we recommend the use of a mild cleaner (such as Spirit Neutral Cleaner), at least weekly, to maintain you tiled floors. Tiles with a textured surface may benefit from the use of a doodlebug rather than a mop for a more effective clean. Avoid the use of harsh chemicals which will decrease the life expectancy of the sealers. Also, when mopping, make sure to change you water frequently, otherwise all you achieve is to spread dirty water around your floors!

If your grout (and stone if applicable) have NOT been sealed previously, it is possible that some staining, particularly in high traffic areas, may be permanent. If your grout (and stone if applicable) HAVE been sealed previously, the dirt and other contaminants should have been prevented from penetrating and you may expect an excellent result from cleaning.

The best time to have your stone or grout sealed is immediately after installation to prevent accidental staining or damage. You will know sealing is required once you start noticing patchy sealed areas of the floor and/or your tiles start staining easier.

Efflorescence is a problem that most porous stone surfaces can face. It's the tendency of the water to bring salts from the material to the surface as it evaporates. The water evaporates leaving the salts on the stone surface resulting in a whitish coating and ruining its finish. The only way to avoid this problem is to seal your stone with one of our highest quality water resistant sealer's and to stop the source of the water that is penetrating the material, for example a water pipe leak or damaged grout.

Yes we can. Efflorescence is a build up of salts and can be removed with efflorescence removers and other specialised cleaning techniques. Efflorescence is typically caused by a leakage behind the stone, tiles or through damaged grout lines. The efflorescence can be removed but it is important the cause of the efflorescence is resoled.

That depends on the stone of you have and the intended use.

Between 2-4 coats. Depending on many factors, including the finish desired.

Sealing your stone means that when spills occur, you have time to clean it or wipe it off before it stains, but it does not guarantee that your stone will not stain, as the spill and dirt still need to be cleaned.

It usually takes around 4 hours before your stone will be touch dry, which means that you can walk on your surfaces and even return most furniture items after 4 hours of completing the job, however you can not mop the stone, or allow it to become wet for at least 24 hours as that can potentially wash off the sealer, as it takes up to 24 hours to fully cure. You should not return rugs to the floor for at least 24 hours after the job has been completed, since the rug will stop your stone from breathing before the sealer is fully cured.

That depends on the type os sealer used, and the number of coats applied.

Having a professional seal your stone ensures you that the correct type of sealer is applied according to industry standards and that the stone has been thoroughly and professional cleaned prior to sealing. Sealing over dirt and other blemishes results in the sealer locking in these blemishes which is why professional cleaning prior to sealing is required.

Nothing is maintenance free! Sealing makes your stone surface easier to clean and harder to stain. Contaminants can sit on the surface longer, so you have more time to clean before any staining occurs. On some unsealed tiles and stone, staining can start immediately. Think of your stone sealing product as a bottle of time. No stone sealing product will make a porous surface stain-proof, but will make it highly stain resistant. Using the correct stone cleaning products also makes a difference.

To keep your surfaces looking new, Tile Cleaners® recommend cleaning each week with a mild detergent to remove any dirt or grime. Strong detergents(strong acid or alkali) may affect the sealer, mild detergents and pH neutral substances are strongly recommended.

Tile Cleaners® charge per square meter for each separate room. There is a price list on the Tile Cleaners® website for you to review. Before we begin our work we will measure each room individually, confirm the work to be carried out as well as confirm all costs with you.

We recommend that you measure each area separately. The simplest way to measure is by multiplying the width by the length. For example a room that is 3 meters long and 2 meters wide is 3 X 2 = 6m2 in total.

Tile Cleaners® technicians can help to move items that one person could be expected to move such as furniture with wheels, light furniture, tables and chairs, however as Tile Cleaners® insurance covers our restoration services, we will not be held liable for any damage caused to furniture or property you request our technicians to move.
